About Tax Foreclosure Auctions
PRIOR TO THE AUCTION:
YOU WILL WANT TO ARRIVE EARLY TO ALLOW TIME TO REGISTER FOR A BID NUMBER. IN ORDER TO GET A BID NUMBER, YOU WILL BE REQUIRED TO SHOW YOUR DRIVER'S LICENSE (OR OTHER ACCEPTABLE FORM OF ID) AND PROOF OF YOUR SOCIAL SECURITY NUMBER.
STARTING THE AUCTION:
THE AUCTIONEER WILL GO OVER ALL THE TERMS, CONDITIONS AND RULES OF THE AUCTION. THERE WILL BE AMPLE TIME TO ASK A VARIETY OF QUESTIONS WHICH THE COUNTY OF ONONDAGA AND/OR THE BRZOSTEK’S STAFF WILL ANSWER TO THE BEST OF THEIR ABILITY.
THE MAIN EVENT:
THE AUCTIONEER WILL BEGIN THE BIDDING. ONCE A PARCEL IS DECLARED SOLD, A "RUNNER" WILL APPROACH THE SUCCESSFUL BIDDER WITH THE COMPLETED PURCHASE OFFER FOR SIGNATURE. THE RUNNER WILL THEN ACCOMPANY THE BIDDER TO THE CLOSING TABLE IMMEDIATELY AFTER SIGNING PURCHASE OFER. AT THAT TIME, YOU WILL BE REQUIRED TO MEET THE DEPOSITS AS OUTLINED IN THE TERMS OF SALE AND YOU WILL ALSO BE REQUIRED TO SIGN ALL PERTINENT CLOSING DOCUMENTS. TO INSURE ACCURACY, THIS PROCEDURE MAY TAKE SOME TIME. PLEASE BE PATIENT.
IT IS VERY IMPORTANT FOR THE BIDDER TO HOLD UP THEIR BID CARD WHEN BIDDING. IF THE BIDDER DOES NOT HOLD UP THEIR BID CARD SO THAT THE AUCTIONEER AND VIDEO CAMERAS CAN SEE IT, THE BID WILL NOT BE ACCEPTED.

MOST FREQUENTLY ASKED QUESTIONS:
Q: Do I have to pay the back taxes on the property?
A: No. You will not be responsible for back taxes.
Q: Can the interior of the properties be viewed before the auction?
A: No. Only the exterior of the properties can be viewed. If you enter the parcel you are trespassing!
Q: What type of deed is being transferred?
A: All properties will be transferred by Quitclaim deed.
Q: Where can I get a list of the properties that will be auctioned?
A: You can obtain a list at the County Attorney’s Offices or at Brzostek’s office at 2052 Lamson Rd., Phoenix, NY. You can also view the list on the Brzostek website, www.brzostek.com.
Q: Can the owner redeem the property after it sells at the auction?
A: No. They have adequate time prior to auction day to pay.
Q: Do I have to register at 8:00am?
A: No. Registration begins at 8am and continues throughout the day, but the auction starts at 9:00 AM. Brzostek’s typically sells 20 properties per hour, so you can plan your day.
Q: In what order will the properties be auctioned?
A: The properties will be auctioned alphabetically by town & then in tax map number order.
Q: Do I need an attorney to purchase property at auction?
A: No. When the auction begins, we will have an attorney present who will conduct a question and answer session to answer all questions. The administrative fee covers the closing and the filing of the deed and other related paperwork.
Q: What type of payment is accepted auction day?
A: Cash, Checks, Master Card and Visa are accepted.
Q: How can I find out what the yearly taxes will be on a property?
A: The Real Property Tax Office should be able to help you. You will need to provide them with the address and/or or tax map number.
Q: How do I register to Bid?
A: Registration will be done the day of the auction beginning at 8:00 AM. You can register throughout the day and will need your driver’s license and social security number.
