In 2002 I moved from Clayton, NY leaving behind a 4-bedroom farmhouse, a 54X30 size Poll barn, and 9 antique vehicles. Over the past 22 years I was unable to properly maintain the property, and as a result both the house and vehicles entered into a metamorphosis state of dilapidation due to age and weather-related neglect. After careful consideration I decided to list the property for sale, however I was also faced with the momentous task of selling 9 antique vehicles in various states of disarray. With little hope in selling the old farmhouse and 9 antique vehicles, I felt dishearten, despaired and trapped. Then I learned about Auction sales researched the best auctioneers from Binghamton, NY to the Thousand Island region. As a result, I learned about Brzostek's Real Estate Auction Company. I did an extensive review of the company and derived at the conclusion Brzostek's Real Estate Auction is in fact the best Auctioneer to sell both Real Estate and vehicles in Central and Northern New York. (Full disclosure; I'm a retired Law Enforcement Officer at the State Level, and I did my due diligence in vetting Brzostek's Real Estate Auction Co). I called Brzostek's Real Estate Auction Co in 2023 and talked with the owner Mr. Bernard J. Brzostek (Professional Auctioneer and Licensed Real Estate Broker). I informed Mr. Brzostek about my old farmhouse and vehicles. I further added to the chaos by advising him that I live in the State of North Carolina. Mr. Brzostek took the time to truly educate me on the benefits of auctioning and helped me immensely with all of the associated paperwork. In fact, Mr. Brzostek made a trip to my home in North Carolina to pick up pertinent documents that I would not send thru any carrier. After the document phase Mr. Brzostek worked with the lawyers and others to bring this auction to fruition. On Sunday, July 28, 2024, a successful auction was conducted, and the property along with all 9 vehicles were sold without any issues. Mr. Brzostek did an outstanding job in selling the house, property, vehicles and other items at the auction. Additionally, his wife played a vital role in the success of the auction as well. In conclusion, I'm truly grateful and thankful to the Brzostek family and Brzostek's Real Estate Auction Company for their kindness, professionalism and top-notch skills.

Dear Bernie and your wonderful staff... My husband and I have attended the second auction this year first one was a few months ago in Cicero where a house was auctioned off. So exciting and fun!! This last one was Mr. Meeker's in Warner's. Actually, where I grew up. But I want to Thank you for how fun you make the auction. It's ALWAYS so exciting. We almost attended an auction out in Pittsford drove from Syracuse just recently and walked out!!! ...It was horrible... raining no tent everything was outside getting soaked. While you appeared most professional as an auctioneer, Theresa was excellent crunching the numbers, but your manager, Amiee Bush, was absolutely great in her determination and diligence. Amiee had to deal with a difficult situation, i.e.: the winning bid couple could not acquire a mortgage and defaulted. Amiee went right to work in seeking out another bidder. There were some problems there, but Amiee resolved them.
Amiee kept me informed and consulted with me each step of the way and I felt that it was truly a team approach in resolving the problems of this sale. She even called me from Tennessee when she was on vacation, truly above the call of duty.
In summary, I have recommended your auction company to a few people in Rochester, New York.

Working with you and your company on the selling of my properties on McBride Street and Burnet Avenue, back in December of 2018, was a great process and experience. Your expertise in selling and auctioning of my property was almost flawless. My property was on the market for some time, and I was ready to sell. Everything was done as you said within a 30 day scheduling. Your marketing was spot on and the interest in the signs and ads brought in a good amount of interested people. Your website is always up to date on current listings which are fantastic. Amiee Bush was also very knowledge as a Real Estate Manager and Licensed Realtor and she laid out all the rules and plans as to how it would be done. The open house for each of my properties went very smoothly and the bidding went well. The closing of the properties were made on time, besides a few bumps in the road form the clients lawyers, but having them do a 20% down or lose the bid was reassuring. I want to Thank You for the wonderful job that Brzostek's Auction Service did for us in April auctioning off the estate of my son. It was overwhelming when we looked at the amount of belongings that he had. You came in and told us how you were going to be able to sell everything. You are a man of your word. Brzostek's Auction Service came in and organized everything in just a few hours. On the day of the auction the turnout was tremendous, cars were lined up and down the road. It was amazing watching your people prepare for the auction, ensuring the tent was set up with the chairs, the sound system so that everyone could hear the bidding and you brought in a food vendor so people were well fed. There are not enough words to express the feeling of having someone you trust help you to have an estate sale while you are still alive. The best gift you can give your children so they will not have to sort through the memories of 44 years or however many years you have accumulated stuff in your life journey.
The home is full of precious memories and lots of stored "clutter". Call Bernie and he and Wendy will carefully lead you through the elimination process. Your friends will come to an auction and buy the things that remind them of you so pieces of your life will go out in many directions and you can visit your memories any time anywhere your friends live. Your children will take what they love about their life with you.

The Auction process was amazingly easy. After considering what to do with my household contents after selling my house I decided an auction was the best and easiest thing to do. I have been to Bernie's auctions in the past and found him to always have a good crowd of buyers at the sales. I met with Bernie and worked out the details. The auction was held on a Tuesday which made me slightly nervous due to people working, however we had well over 200 people attend. The day before the auction Wendy and Violet came to the house and set up the small stuff for the auction. They were done in 3 hours with what I thought would take all day. It was amazing to see how efficient they were with the setup. The day of the auction, the crew set up tables, chairs and a tent in no time at all. The crew made sure people who entered the home either took off their shoes or wore covers over them so the carpeting would not be dirtied. After the auction, the crew cleaned up the grounds and Wendy provided me with a complete listing of the auction items and the winning bids complete with the total for the day. I was very happy to see such a large total. Overall I was happy with the service and would recommend Brzostek's Auction Service to anyone looking to sell their items. Jody Lalone

My aunt was a wonderful person and her home held a lot of good memories so it was not easy for her sister and I to make the decision on how to share her house and her belongings with others. Through word of mouth your name came up as the best in the business. Not only did you get us a good price for the house and contents but the person who will be living there I believe is someone my deceased aunt would want living there. In addition, the new owner will take on the care of the cats that were left behind. That was our biggest worry. You eased the pain throughout. "My husband and I purchased rural and remote land in the Catskills in 1977, like so many young hippies were doing during that time period. It was a great place to camp, and "let it all hang out," and later we had small trailer that we enjoyed for many years. our primary home taking first interest, we outgrew our Catskill hideout over time. About 12 years ago, we decided to sell, and slower, year after year, went from realtor to realtor and promise to promise on how each one would sell the property, and none delivered--not one offer made through a realtor's effort. We decided last year to donate it to a non-profit or community group or nature conservancy type organization or something (anything!!!) of this sort where we might be able to help their Mission and profit line while relieving ourselves of the property. At the same time, we saw Bernie on TV, had him to our home, and tonight, within minutes, Bernie sold our property for a decent and fair price. He was wonderful with the crowd that was there: they were a tough group but he managed to bring them into the process and get them bidding, and I now really believe we will move quickly through closing and be done with this youthful obsession long outgrown. It is a great feeling to know that we will not need to start to interview organizations to find the right one to take the property as a donation--not an easy feat. County auction rakes in a hefty surplus,
The Jefferson County tax auction Saturday netted a $551,000 surplus for the county, said David J. Paulsen, county attorney and tax enforcement officer. With the sale of 58 residential, commercial and land parcels, the auction accumulated $873,650 in sales, which more than covers the $322,600 held in back taxes on the 66 auctioned parcels. Mr. Paulsen said the money would be placed in the county’s general fund, which could allow “supplementing the budget next year to keep the tax rate from increasing.” The auction drew 271 registered bidders with the highest sale going on a residential property in the town of Hounsfield. Initially assessed at $138,600, the property went for $93,000. Other notable sales include a truck terminal on Route 12 in the town of Pamelia. The property sold for roughly 5.65 percent of its $283,333 assessed value. Also up for bid was a former church-turned-boarding house in West Carthage. Despite occupant Scott A. Campbell’s attempts to buy it back, it was sold to an undisclosed neighbor for $65,000, the second-highest bid on a parcel. More than $11,000 in county back taxes is owed on the property, which the county put up for auction for an undisclosed minimum bid. The third highest bid went for the former Sir Robert Peel Motor Lodge on State Route 12, Alexandria, for 32 percent of the assessment value. The lowest sale was for $25. Bernard J. Your professional approach and understanding of our needs was very impressive. Your staff is well adapted to managing all aspects of a well thought out process, that makes this happen. The thought of putting something of this magnitude, in someone's else's control, is a decision not taken lightly. August 5, 2012, Bernie, I needed to sell my house and its contents on County Route 6, Tibbetts Point Road, Cape Vincent,NY. Nothing was selling as evidenced by the 9 properties for sale on the two mile stretch of Tibbets Point Road that my house was on. Many of the properties had been on the market in excess of 3 years. Putting a sign out front and watching the price drop, drop, drop for three years wasn't an attractive option while experiencing caring costs. Sandy and I thank you so much for all your efforts in selling our camps. Just the fact we did not have to pay school taxes was a relief this fall, and all the extra money we were paying to keep those camps we can now use for doing things for fun in our retirement.
Funny thing...one of the guys who was interested in buying our camps and who insisted on getting more property behind the camps just sold a camp next to his on the lake. I did not see the lot, but it had a camp and a boathouse and I'm pretty sure it has a lot bigger than the one you sold, yet he sold if for 45K...I guess he didn't really learn how to sell by watching you...

All went very well. I had no idea what to expect or what time was required to turn all that merchandise into a completed sale. Since few of the furnishings were heirloom or truly antique, and since I was not immediately dependent upon the proceeds, I got back to my busy routine after the sale of the house itself without a huge expectation of what amount would be generated from the auction. I was very pleased to receive such a large amount only 6 weeks after the house closing. There was one more digit to the left of the decimal point than I'd counted on! I only knew that for the closing to happen, I needed to clear the house in preparation for its new owners. Robert and Kevin (did I remember their names right?) worked very hard, answered some questions for us, and packed up the large collection of items. My dad is very pleased that not only has the house been sold but also that now all these items have been auctioned to new owners.
Thank you very much for doing such a lot to make the closing happen so smoothly on schedule.

When my brother passed away this past summer, I was left with the responsibility of taking over his estate. It was a very difficult time for my family with trying to decide how to sell his home and his belongings. My first thought was to Auction everything. I did look at selling it through a Realtor, but then realized how much more would need to be done in the house to "bring it up" to a Realtors' standards. Knowing that the house sat in one of the less attractive areas of the city made it harder to get a Realtor to commit.
Making that call to you and your Company set my mind at ease. When I came into your office, Amiee was so professional. She explained everything, and set my mind at ease. I was very concerned about getting enough to cover the mortgage and the outstanding bills. Amiee was very compassionate and addressed all my questions that I had about the estate. I knew that day I had made the right choice!
I was so pleased at how well the Auction went! It was a chilly Saturday morning. Your crew showed up with a tent and chairs and even a heater for outside! You made everyone very welcomed and comfortable. It is so much fun to see you in action and how quickly the event went!
I was amazed at how many bidders there were and that you had bids already through e-mails before the Auction even started!
Your advertising and flyers were great too. The results were much better than I would have received from a Realtor!

Whoever did not attend this auction missed the best show in town!
Your advertising brought out a serious crowd, while comfortable chairs, bathroom facilities, and refreshments made sure they stayed around. Your staffers were very organized and worked together seamlessly; you had a generator and compressor to inflate the tires on my trailer, saving me a big hassle. The auction itself was a marvel of impeccable timing and pacing to bring out the high bids, while keeping people entertained and wrapping up right on time. I knew you were good but never realized how good until witnessing the auction at my folks home at 4 Homer Street in Union Springs on Sunday, August 30th. I have been aware of your services through the years but never could have imagined how organized everything was from the first phone call to you a few short months ago. The onsite open houses conducted were excellent and attracted many viewers as you promised. The day of the sale you organized the property with your staff who all worked in harmony for the common goal of being successful for us and they are all wonderful. I was able to chat with them throughout the auction and let them know how much we appreciated their hard work and professionalism while doing what they do so well.
As to the actual sale, we couldn’t have been happier during these down turn times of the economy. The sale price you worked out of the bidders, and you sure did work for it, was remarkable and was thousands more than we expected. It was a pleasure to see you work and interact with the bidders in the way that you do having them be a big part of it all. Speaking of bidders, it was also amazing that you had 92 registered bidders at this sale who were very active in bidding and continued to stay throughout the auction regardless of the rain. After reviewing the bidders list I couldn’t help but also notice that some drove as far as two hours to be there. It is remarkable how far your influence reaches.
Also, a special thanks to Amy in handling the paperwork in a very professional way so that each party understood everything that was being signed that day with the home sale. She is very professional and a pleasure to work with. Her phone calls and email's leading up to the auction were a great source of information also. I never once felt like I was out of the loop but was included in every aspect of the sale from the get go.
I could ramble on about the great results you achieved but in a nut shell if someone is on the fence as to using your service, I would recommend very highly getting off the fence and make that phone call. They certainly will not regret the decision and will have peace of mind throughout the entire process leading up to a very exciting and successful sale. I have never had to do an Estate auction before. I was a little intimidated at first and really didn't know what to expect. I probably asked some silly questions, but you handled them expertly and calmed my worries. Then it came to the Open House. I just couldn't believe the work your wife did to get mom's house looking so nice. It had never looked so good. I said it then, and I will say it now, she is a MIRACLE WORKER. Then came the auction itself. I got there the night before, and when I walked into the house, there was another surprise waiting for me. Your wife and staff had set everything up with your tables, boxes and trays for an auction that ran very smoothly. When you got there the morning of the event, your staff had the tent, audio, food and office all set up like clockwork. I was so impressed with it all. I got a little worried I wasn't going to get the minimum price I had set in my mind for the house, but with your patience and perseverance, you were able to get it done. I just wanted to thank you, your family, and your wonderfully professional staff for selling Mom's house and "Stuff" on Saturday. I have worried for years how we would ever clear out that house and the Brzostek way made it easier than I ever could have imagined. I think we got a fair price for the house, all things considered, and I am so happy that it is "sold".
When the buyer made it clear that they did not want the few leftover items, and wanted us to get rid of them, I got creative and placed a free ad on Craigslist Saturday night. Posted photos of the bed, sofa, chair, hospital bed, and listed the sizes of the clothing. Said it was available for free on Sunday from 9:30 to 10:30 a.m. Well, there were people sleeping in their trucks in the driveway when my brother Bernie arrived at 6:20 a.m. and from then on it was a steady stream of at least 30 people that took away all of the furniture except one chair and nearly all of the clothes and much of the other stuff that was available in the main house and the attic and basement. They even volunteered to take away some trash and empty boxes for us. These people were so extremely appreciative of the opportunity they could not thank us enough. The hospital bed was taken by a man from down the street whose wife is handicapped and did not have a hospital bed. A couple of the women had house fires and really needed clothing. It was a really uplifting end to the weekend to be able to help so many needy people.
I look forward to working with Amiee to get the real estate deal closed.

Thank you so much for the extremely successful auction that you held at our house in April. We had sold our house and needed to move out in a hurry. We were very panicked about what we would do with all of the contents since we were moving to Florida. You repeatedly assured me that all of the contents would sell and we wouldn’t need to discard anything when the auction was over. Well, you were absolutely correct!
The day before the auction Wendy and Erma came and set up the smaller items for sale on tables in the garage. The morning of the auction you and your very efficient employees set up the tent in the driveway, you took video of the larger items and the auction was ready for show time early. You advertised well in advance and thus we had well over 100 bidders attend the auction. Your auctioning skills and your humorous presentation made the auction time of 3 hours move very quickly. Because of your wife’s efficiency in recording every item, bidder number and sold price, you were able to hand me a printout of all of the items that were sold and how much they went for directly after the auction. I had someone in the audience record the same and you were right on. Your honesty and professionalism were greatly appreciated.
After the auction your employees were more than willing to help carry and load the heavier items to vehicles, even though they were taking down the tent and the rest of the setup.
We received my check immediately in the mail and am a very satisfied customer. We decided to write this letter to you so that you can post this on your website. When we first met and talked about the property that I wanted to sell, I was very apprehensive. Your interest, and visit to see the property within days, showed me a very aggressive nature. I'll admit, I was very skeptical.... no, I was scared to death! I have told a countless number of people that if I had to do it again, I would not hesitate to use your auction service. I should have done it sooner. Brzostek's did more for me in three weeks than two realty companies did in two years, and I sincerely mean that. The advertising, signage, and website certainly got the message out in a professional manner.
That brings me to my next thought.....your staff. I was amazed at your entire process. The day of the auction your staff arrived exactly when they said they would, went to work setting up everything in my yard, packing items for display, and labeling items, and they did it all in such a friendly, professional way. Wendy made me feel more at ease by telling me the story of your first auction in Cape Vincent years ago, and sympathized with my anxiety. I believe your staff looked after my best interests in my home before, during, and after the auction. I also watched them assisting bidders locate and load their items. I was surprised after the auction when you presented me with the figures and the list of bidders and items. I supposed it would be appropriate to say that Brzostek's has gone "high tech" in the auction business.
Your reputation as a fair, professional, and skillful auctioneer will certainly be upheld with me. You are named as the best because you are the best and your friendly and fun-loving personality take the edge off what can be a traumatic experience for someone in my position.

Bresee's bids farewell to fixtures of history,
ONEONTA - Hundreds of people packed into the former Bresee's Department Store in Oneonta this weekend to witness the end of an era.
Brzostek's Auction Service, from Phoenix, had an auction at the former store Saturday. Not just furniture, but also store fixtures, decorations, and pieces of history were up on the proverbial auction block.
"It was the best store around here," Oneonta resident John Madsen said as the auction started. "I hope they have something else in here that fits the bill."
Bresee's began having out-of-business sales in November. This auction was to sell any remaining merchandise - plus anything else left in the store.
Shortly before those sales began, owner Marc Bresee declined to give a reason why he was closing the store.
Bresee refused again Saturday and wouldn't comment much on the auction.
"It seems to be going well," he said.
Roger Gruschow, a Brzostek's employee, said there were about 400 registered bidders for the auction. Each bidder probably brought at least one other person with them, Gruschow said.
"I'm amazed," Gruschow said, adding that the firm only expected about 200 bidders at the auction. "It's a huge turnout."
The value of this auction, which was advertised as about $200,000, was the same as many of the other auctions Brzostek's handles, Gruschow said.
Something else may have drawn so many people to the store, he said.
"It's the curiosity factor." Gruschow said. "The place has been around for 100 years."
Linda Martinez, of Oneonta, said she lived in Oneonta all her life and went to the auction because she knew there would be some good things.
"We always came to Bresee's," she said before the auction started. "I wish the store still could be here."
Martinez said she had always compared Bresee's to Macy's.
"It's just sad to see if finally close. It's an end to an era that I grew up in," she said.
Linda Taggart, of Walton, said she was looking for some good deals on furniture - if she could get it home. This furniture could replace a living-room set, she said.
That set came from a warehouse sale at the store, Taggart said.
"You had to run to the piece of furniture you wanted, sit on it, and wait for someone to make you a deal," Taggart said. "We're still using that living-room set we bought in 1985."
Taggart, who was one of several people sitting on Bresee's floor when the auction started, said she remembered coming to the store with her mother when she was a child.
"As a little kid, we'd come to Oneonta once a month," Taggart said. "Bresee's was an elegant store to come to."
"They had these magnificent Christmas decorations," she said.
Besides decorations, many of which were sold at an auction in 2003, people at Saturday's auction were able to get furniture at extremely reduced rates.
"It cost Marc more than this when he bought it," auctioneer Bernie Brzostek said of a General Electric convection oven that sold for $875.
Other "souvenirs" from the store had a small price tag.
The old Bresee's safe sold for $10, and a set of posters went for $10.50. Three booths from the Health Bar sold for $5 each.
Bill Hunt, of East Worcester, was able to buy a banner for $1 that welcomed to former Oneonta Yankees. Hunt also bought artificial plants and some Christmas decorations.
"We'll make a big display," he said. "We're trying to make it bright."
"Now I've got to figure out how to get it out of here," Hunt said.
Ira and Laurie McIntosh, of Andes, brought their 1-year-old daughter, Ava Rose, to see the store and the auction.
Ava's great-grandmother had her first ice-cream soda at the store, Ira McIntosh said.
Ira's mother also brought him to the store when he was a child, he said.
"I remember being a little kid and trying to run up the down (escalator)," Ira McIntosh said.
Laurie McIntosh said she was taking pictures and videos of the store and the auction before it ended.
"It's a local monument," Ira McIntosh said.

I have to apologize first of all for taking so long to write and send you this thank you letter. In 1999 we moved from Syracuse to Baldwinsville and we were unable to sell our house. We had Real Estate Agents, that because of it's location would not even think of putting it on their books. To us the location had been a selling point, but now when we tried to sell it worked against us. We rented for a number of years in order to try to at least pay the mortgage. Finally in 2002 we realized that we were not getting anywhere and renting was only destroying any equity we had in the house, besides the fact that the house was becoming warn from renting. We decided that we had to sell. After looking again at the traditional methods we did not have much hope. The location once again stood in our way. We contacted you and decided that no matter the Outcome we would sell it. Other home values in the neighborhood seemed to have plummeted even worse than where they were in 1999 and we really had very little hope of getting at all what we thought the house was worth. However after talking to you we had a bit more hope for at least a little closer to what we felt it was worth. You setup the auction and did all the advertizing, held 2 open houses and then the night of the auction came. We arrived early which was rather a disheartening thing because when you get there first you hope people will be standing in line. However at that time no one was there, which was really a good thing anyway. However within a very short time people began to show up. More and more people and by observing them I could see a genuine interest. I saw that many seemed to really be commenting on the things that we did when we first saw the house before we bought it. You arrived, unfortunately after having a flat tire! But perhaps that gave us a chance to have just a little bit more people. Whatever the case after a while you started the auction, and within the first 3 bids, the bids were already more than what we expected, our spirits began to rise. Finally the bidding ended, the people who bought the house were a small family and they were going to do the needed repairs and really seemed to appreciate the house for themselves. This was truly a very good feeling for us as we hoped that a family that might have been a little like us when we bought it, might look at it and build memories of their own in it. The final bid was more than we expected to get for the house after the comparing of prices etc in the Real Estate papers and magazines. Port Leyden Man becomes newest owner of Gould Mansion (By Steve Virkler-Watertown Daily Times),
LYONS FALLS -- Stephen Kraeger used to consider the Gould Mansion and office building,
Soon he'' be calling it home.
During Sunday afternoon's auction at 3922 High St., the Port Leyden resident's final bid of $98,500 was enough to secure the 17-room, 100-year-old structure. With a 10 percent "buyers premium" tacked on, the full purchase price is $108,350.
The mansion was originally the home of industrialist Gordius Henry Plumb Gould, who founded the paper mill here.
However, Mr. Kraeger remembers it better as the mill's office when it was owned by Georgia Pacific. Mr. Kraeger worked there for four years before embarking on a nearly 30-year career in the U.S. Air Force, from which he has retired. And his father, Robert, worked at the mill for 30 years.
"It's part of my life," Mr. Kraeger said of the Gould Mansion. "It's a majority of my life."
Mr. Kraeger said he'd like to move his family into the house as soon as possible, then work on renovating it. "But I've got to pay the bill first,"he said.
AS for the final price tag, Mr. Kraeger said he "would've like to have gotten it at $60,000."
"But when you get above $60,000, it's all a matter of mortgage," he said.
Mr. Kraeger, who grew up with six brothers and six sisters, said there are several carpenters in the family who he plans to "keep busy" with the renovation work.
"It's still a little bid of a shock yet," Mr. Kraeger said about 10 minutes after auctioneer Bernard J. Brostek, Phoenix, announced he was the high bidder.
And Mr. Kraeger's wife may even be more shocked, since she traveled to San Antonio over the weekend to watch their son, Andrew, graduate from basic training. Mr. Kraeger said he also would've like to attend the graduation but didn't want to miss the auction.
Mr. Kraeger said he plans to keep his home on Wildcat Road outside the nearby village of Port Leyden, even after his family moves into the mansion. "That'll be our vacation home if we want to get away from the big city of Lyons Falls," he joked.
Lyons Falls Mayor John M. McDonald said he's satisfied with the auction results, even though he would've "like to see it go for bigger money."
"It's back on the tax rolls," Mr. McDonald said of the mansion, which is now owned by the village. "Hopefully, we have someone who will fix it up, and it will be an asset to the community."
In 1975, Georgia Pacific turned the mansion over to the village, and in 1976, the Lewis County Historical Society moved in. In December, the society decided to move back into Lowville and spent the summer and early fall moving its collection from here to the county seat.
While Sunday's auction was held in the mansion's front foyer, many of the more than 100 onlookers were forced to sit in a pair of adjoining rooms or stand on the spiral staircase in the back of the room.
Of those, 27 people, several of them from the Syracuse and Utica areas, signed up to bid on the Gould Mansion. However, as the price crept up, most ignored Mr. Brzostek's bid-seeking comments like, "This is the price of a small house in the suburbs."
Leticia A. Zehr, Lowville, began the auction with a $1 bid on behalf of her husband, Matthew A. but wasn't involved after that.
At the end of what Mr. Brzostek called "Round 1," when bidding had stalled, William A. Gamble of New York City owned the high bid of $95,000.
However, after a short break and a little cajoling from Mr. Brzostek, South Lewis Central School Superintendent Frank C. House jumped in with his lone bid of $96,000, and Mr. Gamble declined to bid further.
"I wanted to get something upstate," said Mr. Gamble, who found out about the auction Friday." And I wanted to get something that could be brought back."
Mr. Gamble said he's looking for a place to house a pair of businesses: an Internet company and a small health and beauty products manufacturer. He said he may have bid higher had he realized the property is included in Lewis County's Empire Zone.
Prior to the auction, Mr McDonald said the mansion will be assessed at the purchase price unless it is deemed too low by the town assessor.

I first want to thank you for all the hard work that went into selling my mother's house and it's contents. I must say Bernie... you have one awesome crew and are so well organized. I also want to thank you for keeping us in the loop with each and every step you made. It was great to know what was going on. I must confess, being new to this I didn't know what to expect. You and your crew gave more than 150% and way exceeded our expectations.
I must tell you a little story... My brother-in-law works for an Auctioneer (who shall remain nameless - but his address is Newark NY) who I had originally contacted a couple of weeks before contacting you. Thinking...Hey...I bet (let's just call him John) John would love the chance to turn a piece of coal into a diamond. After we walked through the house and told me that he didn't see much value and I should just have a garage sale.
Well...as they say...when you've talked to the rest...you go for the best. Hence that when I contacted you. And you took the challenge! Which I must say am VERY grateful for your willingness, determination and super work ethic. You did turn a piece of coal into a diamond. Ok...maybe not a flawless diamond (hee!) - but none the less...you even made what I though was junk-saleable. HA! You showed him! AND...I can't wait till the next Freeman gathering to brag about how great a job you did.
And I too can not say enough about your wife. She is one special lady. The day her and the crew displayed everything...wow...it was like walking into a museum! She certainly has an eye for style. And a special thank you to the wonderful sole that was washing all that glassware-oh boy, I'm sure her hands were sore by the end of that day.

I want to thank you for your skilled auction sale of my recently deceased mother's home of 57 years. It was listed for auction less than two weeks and sold in one day.
The sale of the home, a "Rose amongst the thorns" was the biggest challenge I had as Executrix of the Estate.
After noticing a Brzostek Auction sign on another house on the street, I called you and asked why I should place it for auction verses a real estate company. Your response "because after it's been on the market three years and not sold, you'll come to me anyway." You examined the home and told me what you expected the selling price to be. You explained that the home would be sold to the highest bidder regardless of the amount. Your air of confidence and honesty led me to sign a contract for auction.
Needless to say, I experienced a wave of anxiety which was increased by my sister's apprehension concerning the method of sale, due to the loss of control over the selling price.
The house sold in one day for even higher than your highest quote. The transaction was handled in a most professional manner. I'd surely feel confident selling in the auction method if I had need in the future.
